FLAT FEE - FOR SALE BY OWNER MLS LISTING SERVICE

  1. You can list your property for a flat fee of $299 instead of a listing commission. You property will be listed in the same MLS that all real estate agents use. You pay no additional fees to the listing office, just the one flat listing fee. We are a licensed brokerage in Washington and will list your property in the appropriate MLS for your locations. When you list for a flat fee you will get access to buyer's who are working with agents but reserve the right to sell fsbo (for sale by owner).
  2. Assistance with offers:  If you want us to help you with your offers when an agent is representing the buyer, we will do so for $950 at close of escrow, regardless of the price of the property. This is an option you can choose on your listing forms but is NOT required.
  3. You can price your home more competitively because you are only paying a buyer's agent commission, not a listing commission. Price determines market time and a well priced home will sell closer to list price.
  4. You choose the price of your home and have control over all the marketing, showings and offers.
  5. You choose the commission you are willing to pay a buyer's agent who brings you an acceptable offer. Somewhere between 2% and 3% of sales price is recommended but you decide. All agents in the MLS will see the commission you are offering prior to showing the property to their buyer.
  6. If you find a buyer not working with an agent, you may sell to that buyer and not pay any commission "for sale by owner" and you will save a bundle.  We forward all buyer leads from the internet or phone to you so you aren't competing with us for the sale.
  7. Your property will post to 100s of internet sites, such as Realtor.com, MSN.com, Yahoo.com, Remax, Coldwell Banker and many more. You get the ultimate internet exposure, plus the Realtor's MLS while retaining the right to sell on your own. 
  8. No more waiting for your listing agent to give you feedback on showings - you can call the buyer's agent to find out what their buyer thought immediately after the showing. Electronic lockboxes are available that track who comes and goes for security purposes.
  9. Your property will be posted on our site through our fsbo portal AdvertiseFsbo.com. This will allow buyers to find your contac information and email you directly with questions or to schedule a showing.

Traditionally, real estate companies and their agents charge 6% commission to list a property. In return, they place the home in the Multiple Listing Service (MLS) market the property in newspapers, hold open houses and do all the leg work involved in the transaction when an offer is received. The 6% commission is usually split 50/50 between the Listing Agent and the agent who sells the property, also known as the Buyer's Agent or Selling Agent. With our FLAT FEE LISTING MLS services, you list for a one time flat listing fee and then offer whatever amount of commission you want to the Buyer's agent.  If you find your own buyer, you pay ZERO commission.  Its almost like being your own listing agent, yet not having to go through all the expense!
