Need us to help you with your offers?  ONLY $950 due AT CLOSE OF ESCROW.  If it doesn't close, you DON'T PAY!

When an offer comes in on your property and the buyer is being represented by a real estate agent, we will assist you throughout the transaction.  We request that the agents fax all offers to our office and once we receive the offer, we email you a copy and call you to confirm receipt.  After you have reviewed the offer carefully, you will then call our office at 1-877-270-3726 to discuss the offer.  As a broker, there may be changes that we will recommend to the contract and there will be changes you will want to make as well.  We will guide you through the counter-offer process, how to make those changes and provide you with the appropriate addendums.   You will make changes on your copy and fax or deliver the signed contract to the Buyer's agent.  We will notify the agent of the changes and/or acceptance of the offer.  We will then order pre-liminary title on your behalf and have it delivered to the buyer, make sure escrow is set up and earnest money is receipted for.  Once the inspection response comes back from the buyer, we will be in contact with you again to discuss corrections that the buyer has requested, if any. Again, we will walk you through this process.  In addition, we will make sure that all disclosures have been delivered  in accordance with law and the contract.  If you receive multiple offers, then we will work with you to get the most money using an escalation addendum.

The charge for this service is $950, which is due at close of escrow.  If the property fails to close for whatever reason, you DO NOT pay the $950. 

If you find a buyer not working with an agent and you want us to write the offer for you and your buyer, we will do so for 1% TOTAL.  Otherwise, you may work with buyers on your own and pay zero commission.  Its your choice!  If you have questions, please call us toll free at 1-866-215-5265 or email stacie at hihomes@flatlist.com.
