Pricing your home effectively

Price determines your market time and whether or not you will received what your property is worth in the sale of your home. You want to make sure you do not over price your home. Over-pricing when you sell a home reduces buyer interest, makes competing homes look like better values, and can lead to mortgage rejections once the appraisal is in. Over-pricing when selling a home is the single biggest reason why many "for sale by owner" home sellers don't sell their homes successfully. Remember: the home selling market dictates the price (not what you think it should be worth).

One of the best ways to correctly price your house when selling is to find out how much other homes in your area, similar to your own, recently sold or are under contract for.  However, don't forget to review active listings that will be your competition.  Reviewing the competition, and their days on the market without selling will give you a better understanding of what buyers are not buying!  You will want to price your home competetively in your market.  For example, if a similar property in your neighborhood is listed for $499,000 and has been on the market for over a month, to be competitive, you would want to list it at $495,000.  This would cause the other house to sell yours, since buyers would most likely view both properties and find your property the better buy.  Obviously, there are many variables that make one property a better value than another, including location, square footage, extra bedrooms, quiet street, cul-de-sac, proximity to conveniences, etc. 

Finally, set your house selling price just under a whole number, such as $469,900 rather than $470,000
