1. Register on this site – rebates are provided only for registered users. There is no obligation to use Flat List RE to purchase your next home, however, in order to receive the cash back, you must register here AND we must represent you in your purchase. If you register and then use another agent to buy, you won't get the cash back. We only can give you the rebate if we write the offer for you and represent you in the purchase.
2. Pre-Qualify for a loan – Contact your own bank to get pre-qualified for a loan or call me and I can recommend a lender. If you have cash to buy and will not be using a lender, you will need verification of funds to close to be provided at the time an offer is made. If you are going to be doing a 1031, please let me know when we write the offer for you so the purchase can be identified as such.
3. Search for a home - Use the following links to the Multiple Listing Services to search properties. We can help you buy any listed property in Hawaii.
4. House Tour – After researching in the above links, when you find homes you want to view, call or email me and I will set up an appointment for you. Please obtain a pre-approval letter prior to viewing the interior of the properties. I recommend a maximum of three properties per trip. When you speak to a listing agent, be sure to mention you are working with Stacie Whitfield with Flat List RE or you will not be eligible for the Buyer's rebate.
5. Make an offer on a house – When you find a property you want to make an offer, I will provide you with sales comparables of similar properties sold in the area so you can make an intelligent offer. I will guide you through the entire buying process: writing the offer, negotiations, counter-offers, appraisal, inspections, title, loan process, closing and post-closing follow-up, etc.
6. You Get CASH IN THE MAIL! - When the escrow closes, I will be mailed a check from the escrow company for the buyer's agent commission, usually 3% of the sales price. Once I receive the check, I will mail you out a buyer rebate in the amount of 1/2 of whatever the check amount is. So if you buy a home for $400,000 and the buyer's agent commission is 3%, I would mail you a check for $6000 and you get the check within 7 days of closing!
