1) Once you place your Multiple Listing Service (MLS) order, you will receive the MLS listing forms from the licensed broker in your state. Your property will be listed in the MLS that covers your county.
2) Your Listing fee is refundable up to THREE days after placement of your order. After the three day refundable period, a $50 processing fee is charged for cancelation ONLY if your property listing has not been activated in the MLS. If your listing has been activated in the MLS, then the listing fee becomes FULLY NON-refundable.
3) Once you have completed the forms, submitted photos and have reviewed the listing for accuracy, the listing will be activated.
4) Once activated, the listing will syndicate to public sites, just like all other mls listings (realtor.com, zillow.com, redfin.com, remax.com, etc.)
5) ALL Multiple Listing Services, regardless of what state, do NOT allow the seller's contact information to be in the public remarks section and will not show on public sites. The Seller's contact information and instructions are CLEARLY stated in the agent remarks section, so agents know to call the Seller directly with showing requests, property questions and offers. If the broker receives a call and/or email from an interested party, that lead will be forwarded to the Seller.
6) YOU MUST notify the Broker within one business day of an accepted offer AND also, when it closes. The MLS may issue a fine if the listing status is not updated per their rules. Some brokers will require a credit card on file to cover any fines that the broker is charged in the event the Seller fails to notify the broker within one business day of a sale.
7) You may make free changes to your listing (during business hours). The Broker will provide you with instructions on making those changes.
8) You may add your listing to any public site you see fit. With the mls listing service you are getting the best of two worlds, the MLS and advertising on your own.
9) There will be additional items available for purchase as need directly from the broker when you complete the MLS listing forms (lock box, broker assistance with offers, signage, etc.).
10) The broker will list your property in the MLS that is dedicated to your county. Members of the MLS (real estate agents) use the MLS to find properties to show their Buyers. The purpose of the MLS Listing is to access all those Buyer's that are working with an agent. The benefits are the syndication to public sites, however we can't guarantee how much information the public sites will show, how often they download changes/updates to your listing, and their accuracy. You will need to contact that public site directly if you find incorrect information that differs from your accurate MLS listing the Broker has provided you.
